Well, that would be a fun appraisal report to write up. "Contract Section; analyze contract, state any gifts to be paid on behalf of seller". Buyer is to be gifted a 1967 Corvette reportedly worth $75,000. It is not known by this Real Estate Appraiser as to whether or not the value of a 1967 Corvette is actually $75,000, as that lies outside the scope of work. No consideration of the value of this car was included within the final value opinion of the subject property, as it is not considered part of the Real Estate Transaction.

And that, right there ladies & gents, will create untold havoc on the part of the lender/borrower, I can damn near guarantee it. I've done one or two appraisals where the owner was throwing in a bunch of personal property, cars/boats/furniture, and I've never been able to equal the price they were trying to get out of the home. So, all in all, this is a stupid idea. It won't help move the home, IMHO.
